Silver Birch subdivision continues to grow

One of Baker City’s newest subdivision continues to fill up, with the first of its townhouses nearing completion.
The Silver Birch subdivision started in 2020 east of Birch Street and north of Campbell street, just west of Interstate 84 and north of the Sunridge Inn.
Jim and Carla Michel, former longtime Baker City residents who now live in Idaho, developed the property.
The 3.7-acre subdivision includes 13 single-family homes and four two-story townhouses, each having a duplex design.
Haden Damschen, a Baker City contractor overseeing construction, said the single-family homes have been selling well.
“They seem to be selling relatively quick,” Damschen said. “We aren’t selling them until there’s a home built on them, but they sell as fast as the house goes on the market.”
The townhouses are on the east side of the development.
Damschen said the structures have a six-inch core of concrete with two inches of rigid foam on either side of the wall to create a barrier against sound from freeway traffic.
He expects the first townhouse to be finished in about a month. Each unit is priced at about $299,000.
Damschen said supply chain issues that plagued builders during the pandemic have started to stabilize.
During excavation, workers extracted boulders that have been used as construction barriers but will be incorporated into landscaping, Damschen said.
He said a community space, such as a garden or grass lot, is also being considered, but there is no formal plan.
